CLOSING DAY
You will need to bring a form of identification to the closing. If your name has changed since the last deed on your home, you may also be required to bring proof of name change (we see this a lot when someone buys a house and has a last name change, then wants to refinance the house).
If you need to bring funds for the closing, we recommend wiring money 24-48 hours prior to closing as some banks take longer than others to process the wires.
certifid
CertifID is a secure platform we use to verify identity and protect everyone involved in the transaction. It confirms the identity of the person sending or receiving wire instructions, which helps prevent wire fraud and unauthorized transfers. Using CertifID adds an extra layer of protection for your funds, the title company, and all parties in the transaction. Please complete any CertifID requests promptly so we can keep your closing safe and secure. Get more information about CertifID on our website here or through certifid.com.
Tips from our team for a smooth closing
-
As we move toward closing, please review all requested documents promptly and confirm your final walk-through plans with your agent. Make sure your lender has everything needed for the final approval and be prepared to verify your wire instructions by phone. Bringing a valid government-issued ID to the appointment is required. If any numbers or details change before signing, we will update the closing package and notify you right away.
-
As the seller, please ensure all required documents are signed and returned as quickly as possible. If any repairs or agreed-upon items were part of the contract, they should be completed before the buyer’s final walk-through. Please bring a valid government-issued ID to closing. If you won’t be attending in person, let us know so we can make arrangements for a mail-away or remote signing.
-
Please help your clients by confirming that all contract conditions have been met and that everyone understands the schedule for signing. If any updates come through from the lender or HOA, let us know right away so we can adjust the closing package. Your coordination ensures a smooth process for both buyer and seller.
Your real estate agent or loan officer may have additional requirements for your closing. Please follow any instructions they provide and reach out to us if you have any questions.
